ALTA Surveys
Detailed maps of the land that include boundary lines, location of the main buildings including existing improvements, location of ancillary buildings, the identification of easements (access rights by service companies such as water, gas, telephone, railways and other utilities). The ALTA survey is a combination of a boundary survey, title survey, and a location survey.

Boundary Surveys
Obtained to establish the extension of a given parcel. Once a boundary survey has been completed, the surveyor creates a new map of the parcel or updates an existing map with the property’s “new” boundaries. According to local customs, the surveyor may also create a physical record of the new boundaries on the land itself in the form of a series of stakes.

Mortgage Surveys
Are of two types: a mortgage location survey and a mortgage inspection survey. The first is used by mortgage companies to determine which buildings are present on a specific parcel of land (like garage, houses, shed) and to ensure that the property is free of encroachments. Mortgage inspection surveys are less detailed and specify what is included in the purchase of a home.

Plot Plans
Are architecture, engineering, and/or landscape architecture plan drawings showing buildings, utility runs, and equipment layout, position of roads, and other constructions of an existing or proposed project site at a specific indicated scale. Plot plans are also known more commonly as site plans.

Topographic Surveys
Are used to identify the existing contours above and below a surface including trees, walkways, manholes, utility poles, streets, buildings, retaining walls etc.

Site Planning
Refers to the organizational stage of the landscape design process. It involves the organization of land use zoning, access, circulation, privacy, security, shelter, land drainage, and other factors.

As-Built Documents
Are a revised set of drawings submitted by a contractor upon completion of a project, reflecting all the changes made during the construction process and showing the exact dimensions and location of all the elements of the work.

Construction Layout (Site Layout)
Is the process of interpreting construction plans and marking the location of proposed new structures such as roads or buildings. Construction layout is used to ensure a project is built according to engineering design plans.

Steel/Anchor Bolt As-Builts
Are surveys performed prior to erecting steel columns for the steel contractor, or for the bolt-installer as it is important to maintain the construction schedule to recognize deviations from the plans while there is time to correct any deficiencies.

A subdivision is a large area of land that has been divided into two or more parcels to make it easier to sell or develop. The most common type of subdivision is for construction of residential homes. Land is also subdivided for commercial or industrial development.

Creating a subdivision is usually subsequent to the developer applying for a zoning permit in the area. The city needs to approve it and issue a permit based on whether or not that specific land can be developed, also considering how it may be zoned.

Zoning guides the growth and development in a manner that is compatible with a city’s comprehensive land use plan, creating a level of predictability which protects property values. For example, a home has a better chance of maintaining its value if located next to similar homes, as opposed to being located next to a landfill. Zoning removes that uncertainty.

A zoning ordinance codifies permitted land uses, such as single family units, multifamily units, commercial units or industrial buildings. The laws also proscribe how many units can be built on a parcel, how much parking must be provided and in some instances how high buildings can be constructed. This provides legal standing in disputes between property owners.

Subdivision Zoning Regulations
Subdivision zoning regulations address what is permitted in or near homes, nuisance laws and rights of property owners to modify their property.
However, in most cases a subdivision or neighborhood is not exclusively zoned for residential use. There could also be public uses such as schools or parks and commercial uses such as shops or gas stations. Industrial uses typically will not be found near residential uses. Some of the most commons zoning rules regulate building heights, setback limits and parking requirements.
